The Frequency of Mandatory Fire Emergency Operation (FEO) Elevator Tests Has Been Increased to Monthly

As of January 2023, the CSA B44-19 Elevator Safety Code imposes a responsibility on property owners (condo corporations) to conduct and document monthly comprehensive Fire Emergency Operation (FEO) tests on all elevators.
Elevator service firms typically have an annual FEO test in their contract. However, for any of our condominiums that have used our most recent specification, or where a recent KJA maintenance agreement is in place, the contractor is required to perform and document a comprehensive FEO test on each elevator on a quarterly basis. This means the condominium manager will need to arrange FEO tests for the additional eight (8) months.
Our managers and Boards can consult our standard operating procedure on elevator maintenance for guidance on the monthly testing options, and their estimated costs. Please consult R11.2 - SOP - Elevators - Inspection Testing and Maintenance Requirements and R11.2 - SUPPORT - FEO Testing Checklist - to be completed and filed monthly.
Our elevator maintenance specification is being updated to reflect the new requirement for monthly FEO testing.
